प्रधानमंत्री आवास योजना Prime Minister Awas Yojana (PMAY)
माननीय प्रधानमंत्री ने राष्ट्र की स्वतंत्रता के 75 वर्ष पूर्ण हो जाने पर वर्ष 2022 तक सभी के लिए आवास की परिकल्पना की है। इस उद्येश्य की प्राप्ति के लिए केन्द्र सरकार ने एंक व्यापक मिशन "2022 तक सबके लिए आवास" शुरू किया है। 25 जून 2015 को प्रधानमंत्री श्री नरेन्द्र मोदी ने इस बहुप्रतीक्षित योजना को प्रधानमंत्री आवास योजना के नाम से प्रारम्भ किया है।
Hon’ble Prime Minister envisioned housing for All by 2022 when the Nation completes 75 years of its Independence. In order to achieve this objective, Central Government has launched a comprehensive mission “Housing for All by 2022”. This much awaited scheme has been launched by the Prime Minister of India, Sh. Narendra Modi on 25th June, 2015 as Pradhan Mantri Awas Yojana.

List of the Documents Required For Home Loan

According to Indian Bank's Association following documents are required to get the Home Loan. You can find the Documents Submission Form by following the below address: [http://www.iba.org.in/Documents/List_of_Documents_for_submission.pdf]

As per Credit Linked Subsidy SchemeBeneficiaries of Economically Weaker section (EWS) and Low Income Group (LIG) seeking housing loans from Banks, Housing Finance Companies and other such institutions would be eligible for an interest subsidy at the rate of 6.5 % for a tenure of 15 years or during tenure of loan whichever is lower. The Net Present Value (NPV) of the interest subsidy will be calculated at a discount rate of 9 %.

The credit linked subsidy will be available only for loan amounts upto Rs 6 lakhs and additional loans beyond Rs. 6 lakhs, if any, will be at non-subsidized rate. Interest subsidy will be credited upfront to the loan account of beneficiaries through lending institutions resulting in reduced effective housing loan and Equated Monthly Installment (EMI).

Credit linked subsidy would be available for housing loans availed for new construction and addition of rooms, kitchen, toilet etc. to existing dwellings as incremental housing. The carpet area of houses being constructed under this component of the mission should be upto 30 square metres and 60 square metres for EWS and LIG, respectively in order to avail of this credit linked subsidy. The beneficiary, at his/her discretion, can build a house of larger area but interest subvention would be limited to first Rs. 6 lakh only.

Here are the List of the documents:
  1. Application Form dully filled in
  2. Self-Affidavit Income Certificate (only if the income is below taxable limit)
  3. Unique Identification - PAN Card / Aadhar No. / Voter's Card/ Driving License/ MNREGA No./ Any Other Number or A Certificate of house ownership from Revenue Authority of Beneficiary's Native District, etc.
  4. Nationality Identification Proof
  5. Proof of category (belonging to SC/ST/OBC/Minority etc.)
  6. Copy of Address Proof
  7. Income Proof - Original Salary Slip/ Salary Certificate/ Other income.
  8. Latest I.T. Return/ I.T. assessment Order/Form No. 16 if applicable
  9. Statement of Bank Accounts - last 6 months
  10. A brief note on the nature of business/ activity/ self-drawn attested financial statement/ business license in case of self-employed.
  11. Valuation certificate from the approved Valuer, if not valued earlier.
  12. The approved plan of Construction.
  13. Architects/Engineers Certificate confirming cost of construction/ cost of  repairs/ Cost of improvements/ cost of Extension.
  14. Architects Certificate confirming expected life, fitness and future of Flat/ House in case of purchase.
  15. Agreement for construction with Builder/ Developer
  16. NOC from Housing Society/ Competent Authority
  17. Affidavit-cum-Undertaking to the effect that the construction is in an authorized area, construction is strictly as per sanctioned plan/ building bye-laws, loan is being availed for acquiring plot/ house/ flat for residential purpose only.
  18. Receipt of advance payment made to builder/ seller. If any
  19. Affidavit from the beneficiary that either he/ she or any of the family members do not own a pucca house (all weather dwelling unit) in any part of India.
  20. Letter of Allotment of Property (where property is proposed to be purchased from builder/ housing boards, etc)/OR Agreement to Sale (where resale property is proposed to be purchased), Titile deeds/ Lease Deed/ Mutation in respect of pre-owned property, which is to be extended.

Sir I am unemployed person having a family consisting two school going children about 12 and 13 years of age, my illerate wife having no knowledge of worldly life and our family income is zero. It is to be mentioned herein that I was an enployee in a Central Government Organisation since ftom 1990 as a temporary employee and my services has been terminated w.e.f. 01.12.2015 without affording any financial benefit after retenchment. For survival of existence of myself and my own family, I have surrenders several Life Insurance Policy of India and have received only surrender values. At present, no savings is available to my bank account. Considering the above mentioned pathytic condition as stated, now question is whether can I get the subsidies to making our dewlling house under the Pradhan Mantri Abus Jojana? I am waiting for a suitable reply before to take any final decision especially in my life.

      Ye yojna jab gareeb family ke liye hai, to etne saare document gareeb aadmi kaha se layega, bhrashtachar etna hai ki ye document collect karne me use kai kharche krne padenge, or rishwat bhi deni pad sakti hai.

  7. Instead of this contruct some govt. colonies and sell at the lowest rate and sell to those people only who are actually in need of the house, verify them properly and than allot it. And who knows that the staff who is handling this procedure they will work as a committed staff or not because in local market people advise us to go to an agent to get the benefit of this yojna who is . Please answer us how it is benefited to an ordinary middle class indian?

Iske badle aisa kuchh government colony banaye jisme sirk un logo ko becha jaaye jinke pass apna ghar nahi hai jo rent pe rehte hai aur vo bhi pura verification karne ke baad, aur kya pata jo ye yojna ke staff hai vo apni puri imandari se ye karenge ya nahi kyunki local market mein to log hamein agent ke through hi jaane ko bolti hai to uska bhi alag se charge leta hai. Pata nahi ek middle class class indian ye yojna ka benefit le payenge ya nahi.

  40. यह योजना गरीबों के बजाए अमीरों के लिए है क्योंकि माँगे गये प्रपत्र अमीरों के पास पाये जाते हैं न कि गरीबों के पास ।इससे स्पष्ट होता है कि योजना निर्माता या तो प्रधानमंत्री योजना को ठिकाने लगा रहे हैं अथवा गरीबों को छल रहे हैं ।
